On paper some seemed like phenomenal deals, however, those that visited the least expensive homes saw some serious problems like smoke damage, extremely dark, filthy or damaged. Those buyers willing to do renovation can get deals, but it's cautioned that renovations can be expensive. It's suggested that buyers get bids before they place their offers. Needless to say these homes and sadly many more were short sales or foreclosures.

If a buyer purchases a foreclosure typically the HOA back fees are wiped out. In a short sale these liens have to be satisfied before a closing and usually the buyer is the one who has to front this bill. It's possible that agents can negotiate with some buildings so the back HOA are reduced and late fines dismissed. The Community Enhancement Fee, a cost the seller usually pays, is always billed. If this is not paid at closing the current buyer will be billed. On occasion the the banks might split this fee with the buyer.
